(gas, electric, geo thermal, fuel oil, and boiler), gas fireplaces, water heaters,
whole house humidifiers & de-humidifiers, air filtration &

Our service technicians are skilled in the repair of ALL brands
of equipment. Regardless of the brand of equipment in your home,
we work hard to be your Home Comfort Company.
What brand of furnaces & air conditioners
do you carry?
Our primary brand is LENNOX for residential comfort
systems. LENNOX has an excellent reputation for quality
and customer satisfaction, as well as technical support for customers
and dealers. Approximately 95% of the home comfort systems our customers
choose are LENNOX.
Do you service window air conditioners
or stand alone humidifiers?
We respectfully refer these repairs to an appliance service company.
We only service permanently installed heating, cooling, and comfort
equipment.

Service Call Questions
What should I expect from my service
call?
Your service tech will notify you when he is on the way. Upon arrival
he will clarify the problem and diagnose the issue. He will review
recommended repair(s) and cost(s) with you for acceptance &
authorization. Repairs will be completed and tested. Your bill will
be prepared and payment collected. If you have signed up for the
M.A.P., your next appointment will be scheduled.
Do I need to have my furnace or air conditioner
serviced before I turn it on for the season?
No. It is critical to focus on annual, not pre-season, maintenance.
Once you are in a routine of having annual maintenance performed
and making necessary repairs when they may arise, your equipment
should operate safely and at optimum efficiency at any time throughout
the year.
(Do you have your car’s oil changed every 3000 miles,
or only before you gear up for a long trip?)
It’s the middle of the night and
my furnace is “out”. Can someone come NOW?
YES, Instant Gratification for our Customers! In most cases, the
technician can be to your home within an hour of your phone call,
provided there are no other customers waiting.
Phones are forwarded directly to the service technician on call
after regular working hours. You will not go through an answering
service. We strive to take excellent care of our customers 24 hours
a day, 365 days a year, even on weekends and holidays. Do not hesitate

How long does it take for a service call?
We typically allow 1-1.5 hours for a service call. It could take
more or less time, depending on the repair required.
What time will my service tech arrive?
You will be given an estimated time of arrival for your service
technician, give or take an hour. Some repairs are more complicated
than others, and some are quick fixes. We appreciate your flexibility
so your technician can do a complete & thorough job at each
home. You do not have to sit around waiting. Please be sure to have
an alternate phone number on file so your tech can reach you when
he is on the way.
Do I need to be home during my service
call?
This is a personal decision, however, we MUST be able to speak with
you to go over repair recommendations and receive authorization
before repairs can be completed. Our biggest concern is that you
are fairly informed. If you wish to have another adult let us in
or need to set up an alternate plan, please make arrangements at
the time you schedule your call. An alternate contact number will
be important. We are happy to be flexible.
How much is a service call?
There is a diagnostic fee, and a recommended repair. All repair
services are performed based on flat rate pricing. The cost of the
repair includes both the part, its installation and a 1 year warranty,
all in one up-front price. An extended 2 year warranty is guaranteed
provided annual maintenance is performed by 72 Degrees throughout
that 2 year period. Ask about how to have the diagnostic fee reduced
by participating in the M.A.P., the Maintenance Agreement Package.
Can you “bill me”?
Your bill is due upon completion, the day of service. It may be
paid by check, cash, or major credit card. A credit application
agreement is available for landlords and requires a credit card
guarantee until credit is approved & established. Financing,
pending credit pre-approval, is available for purchases over $1000.
Generally, financing only applies to replacement purchases.
What warranty do I have on a service
call?
- 30 Days on the diagnostic
- 1 year on the repair part/installation, standard
- 2 years on the repair part/installation, provided professional
annual maintenance has been performed as part of the M.A.P.

Inspection/Maintenance Questions
I’m buying a home and want to be
sure the furnace & air conditioner are reliable. How can you
help me?
We can do a basic furnace and/or air conditioner inspection for
$76 for each piece of equipment. The inspection includes verifying
it is operational and scoring the unit based on various factors
including age, maintenance history, repair history, visual appearance,
efficiency rating, etc. (It does not include cleaning the unit or
performing any repairs.) All scoring is merely a “good faith,
best estimate”, and not intended as a guarantee.
What is the difference between an inspection
and a Safety & Efficiency Precision tune-up?
An inspection @ $76 per piece of equipment is a basic looking over
of the equipment to confirm it is operational and a good faith recommendation
about estimated life expectancy.
A safety & efficiency precision tune-up @ $100 per piece of
equipment includes an inspection, plus testing refrigerant as applicable,
utilizing gauges to ensure optimal operations, checking for gas
leaks and CO, checking sensors, doing a standard cleaning of the
equipment and completing maintenance of the parts requiring oil,
etc. Repairs can be completed at additional charge during the service
call. We offer a Maintenance Agreement Package, or M.A.P., which
covers both pieces of equipment and includes additional benefits
for a discounted package price.
When should I begin annual maintenance
& why?
Annual Safety & Efficiency Tune-Ups should begin by the second
year of operation to protect your investment, increase the odds
of extending your equipment’s life by 5-10 years, ensure your
family’s safety, and lower the operational costs of your home
comfort system. The 72 Degrees Maintenance Agreement Package, the
M.A.P., offers many great benefits.
I have multiple furnaces & air conditioners
in my home. What kind of discount do I get as part of the M.A.P.?
There is a discount for the 2nd piece of equipment (or more) serviced
at the same address.
Is there such thing as a “furnace
only” M.A.P.?
The M.A.P. is designed as a package for a furnace and air conditioner.
The only exception is an “add-on” for a shop/garage heater, a water heater or a gas fireplace if the main home comfort system is actively covered.
I'm moving. What do I do about the remaining
visit of my Maintenance Agreement Package?
The M.A.P. belongs with the equipment for which it was originally
purchased, however, we feel we have a very fair compromise which
serves everyone well:
- We will honor the remaining safety & efficiency tune up
at the original location. Be sure to remind your new homeowner
of this as a benefit of your home.
- To encourage you to get off to a good start in your new home,
we will also allow a 50% credit towards a new M.A.P. at your new
residence if you have an unused Safety & Efficiency Tune-up.
This does not have any cash value unless applied to a new agreement
in your new home.

Replacement Questions
How long should my furnace or air conditioner
last?
Typical life span of a well maintained furnace or air conditioner
is around 15-20 years. Lean toward 10-15 years if your equipment
hasn’t received annual maintenance.
Do I need to replace both my furnace and
air conditioner at the same time?
Not necessarily if one unit is significantly older/newer than the
other. In the case of “questionable equipment age/efficiency”,
it is recommended that both are replaced because your furnace &
air conditioner are an integrated system. For optimal efficiency
& operation it is recommended that sizing and efficiency are
well matched, especially in the case of air conditioners (because
they use your furnace blower & filter system.) Talk this over
with your Comfort Advisor to determine a plan that best suits your
individual needs.
Hurry up and give me my bid, why are you
taking time to do a load calculation?
A load calculation is CRITICAL to sizing your heating/cooling equipment
and keeping you comfortable in your home. Bigger is NOT necessarily
better, nor do you necessarily even need the same size equipment
that was installed in your home 15-20 years ago.
New technology with things such as variable speed blowers and improved
refrigerant valves allow for more internal control within equipment.
Properly sized equipment performs better, could $ave you money on
the initial purchase in the case of smaller equipment, saves you
on operational cost$, and provides optimal comfort.
We’re ready to replace our furnace
and air conditioner. Can we change our existing system to geo-thermal?
This is an individualized option, pending several factors. Access
and adequate space for the required wells are major considerations.
It also requires about twice the financial investment up front,
however it is likely immediate returns will be experienced on your
utility bills. Contact us with specific questions to determine your
options. References available.

right now?

What warranty do I have on a replacement?

Indoor Air Quality Questions
My house has more than 50% humidity for
a large portion of the year, and we have huge mold issues. Why won’t
our de-humidifier keep up?
Depending on what is generating the humidity, your home may need
improvements combined with a more intensive whole-house de-humidifier.
Sometimes an over-sized air conditioner is the culprit because it
does not operate long enough before satisfying the thermostat setting,
thus doing a poor job of removing humidity in the home. The key
is to determine where the humidity, or unconditioned air, is coming
from. Clues about this can come from a Whole
House Comfort Check-Up, or WHCC.
What is involved in replacing my humidifier
pad?
Remove the humidifier cover. Take out the humidifier pad & frame.
Slide the humidifier old humidifier pad out of the frame. (Save
frame.) Clean old pad or purchase replacement pad. (Re)Insert pad
in frame. Reassemble and close humidifier. Ensure humidifier is
set to the “on” position. Dispose of old pad in trash.
My child’s allergies are
driving us all crazy. Do we need an air purification system?
That’s one possible solution. The real issue is figuring out
where the allergens are coming from. If you can address the real
cause(s) of the problem, you are much farther ahead than just dealing
with the symptoms. The best way to get to the root of this problems
that may be caused by your home and determine the best solution(s)
is to have a Whole House Comfort Check-Up,
or WHCC.
We have one room that is too
hot/cold. Do I need a bigger blower on my furnace?
Odds are, no. This may be a result of many problems from duct work
design, to duct work assembly, to infiltration of unconditioned
air, to insulation issues. The best way to get to the root of this
problem and determine the best solution(s) is to have a Whole
House Comfort Check-Up, or WHCC.
Do you do duct cleaning? What is involved?
We have duct cleaning equipment that is a brush and vacuum system,
as well as a camera that can be inserted to inspect long sections
of ductwork. Our equipment is inserted through your supply registers
and return air grilles, not through holes cut into your duct work.
We can address issues in most homes. Exceptions may be homes with
severe fire damage or requiring intense cleaning (as with a home
where a small child had used the duct as a restroom, long term.)
The cost starts at $385* for up to 20 openings, and goes up incrementally
from there. Call us for an estimate. It would be helpful for you
to know how many openings (both supply and return) your home has
before you call.
- This does not include moving furniture because only one technician
is scheduled on a duct cleaning. In most cases it is not safe
for the tech or your furniture to have only one person moving
it. If this is an issue, special arrangements can be prearranged
at additional charge.

Safety Questions
I think I smell natural gas. What do
I do?
The utility company (Mid American, Alliant) can come out rather
quickly at virtually any time of day at no charge to confirm your
suspicion. Once confirmed, they will encourage you to contact a
service company to make the repair. Call us @ 965-7272 to complete
your repair! It is recommended that you use your best judgment about
exiting the home. Take natural gas leaks seriously as they could
cause major damage to life and home in the case of fire.
My CO monitor is going off. What do I
do?
Anytime you suspect CO, a first step is to open windows/doors. It
is also recommended that you use your best judgment about exiting
the home. Again, the utility company can come out to confirm your
suspicion, but will ultimately encourage you to contact a service
company for repairs.
Warning! Regardless of whether you believe a reading to be legitimate
or false, it is important to take CO seriously. Adults with health
issues and any small child could react much more severely to CO
than a healthy adult!
What causes a CO detector/monitor to
go off?
Aside from the obvious answer, “CO”, there are several
possibilities which may cause a legitimate as well as a false reading.
Legitimate readings may come from, but are not limited to:
- a cracked heat exchanger
- venting problem with a water heater, furnace or other gas appliance
- any type of exhaust (car, motorcycle, lawn tractor, etc.) that
is not in a ventilated area
False readings may come from, but are not limited to:
- an old CO detector/monitor (life of most is 2 years at the
outside, including the time it sat on the store’s shelf)
- exhaust from a vehicle running in the garage, even if the garage
door is open (ALWAYS fully back out your running vehicle)
Warning! Regardless of whether you believe
a reading to be legitimate or false, it is important to take CO
seriously. Adults with health issues and any small child could
react much more severely to CO than a healthy adult!
What’s the hype about Low Level
CO Monitors? Is there really a difference between CO Detectors &
Low Level CO Monitors?
CO Detectors have proven themselves very helpful in recent years,
but they are less accurate and have a shorter life span than Low
Level CO Monitors. A Low Level CO Monitor gives more detailed readings
and alerts. It is more costly, but does have a longer life. (In
other words, you get what you pay for.) It is recommended to have
at least one Low Level CO Monitor in combination with other monitors
or detectors throughout your home.
What is the best placement for CO detectors/monitors?
They should be located in the living space, where you spend the
most time. It is recommended multiple units be placed throughout
the home including sleeping areas and high use rooms. A minimum
of one per floor is a good guideline.

Homeowner DIY Questions
Can I buy parts "over the counter"?
We generally only sell repair parts to certified service personnel.
Common exceptions are maintenance items such as filters, humidifier
pads, & UV lights. We also offer items such as Low Level CO
Monitors and air conditioner covers. If you have questions about
this, you may contact our inventory controller.
What filters do you carry?
We carry 1”, 4” & 5” filters of multiple sizes
in stock. Pleated filters, Air Bear, Space Guard and Fiberbond (or,
Dustlok) filters are all available. We also have a variety of “hard
to find”, high quality filters in stock. If we do not have
a special size, we have an excellent resource to have them specially
made & shipped to us, usually within a few days. Ask about discounts
for purchases of multiple filters.
Help, I forgot to watch what I was doing
when I removed my old filter and now I don’t know which way
the new one goes in. Now what?
Most filters have an arrow on them. The arrow should point toward
the furnace.

Fireplace Questions
How do I clean the glass of my gas fireplace?
Do not use glass cleaner or abrasive cleaning products. Use cleaner
designed for ceramics. You may take the glass off to clean the interior
side, then put back together.
My fireplace remote won’t work.
What do I do?
Check batteries in the hand held remote as well as in the receiver
inside the front of the fireplace. Review your instruction manual
or go online to troubleshoot. Contact us if all else fails and we
will be happy to assist you.
